Just keep raising your base price by $10 or $20 every month. I also see about a month’s lag in the effect of changing my base price. But don’t lower your base price unless there is a really good reason. I know what you mean about being nervous having empty days. ![]() Beyond Pricing helped me increase my monthly gross by a third. Under normal circumstances about half of my bookings are less than 30 days or so and the other half long term planners. ![]() But it is time to start raising your prices. But you are doing great at almost 100% occupancy. It’s good to start low when you begin because you don’t have any reviews. That way you maintain or increase your gross income with the least amount of work. The idea is to capture fewer but higher paying customers. BP has NO idea what is going on near your area. BP overrides all your price settings on Airbnb, even manual changes. But BP cost me probably $500 in that one booking. Then I realized that Beyond Pricing had overridden my price because it was so "smart." I kept the reservation because I'm about to make superhost and it's not the booking guest's fault that I screwed up. I got a booking for the festival dates overnight, but couldn't understand why the price was so low. I overrode the price for those nights on the Airbnb platform, to something like 4x my usual rate for September, and opened up my calendar for those dates (usually I am blocked that far in advance - this was a few months ago). I had Beyond Pricing turned on my account. ![]() This year a new 3-day music festival is happening in my city, and I happen to be the absolute closest host to the whole thing.
